EQUAL HOUSING OPPORTUNITY: Got Nest is committed to the letter and spirit of United States and Texas fair housing law. All property listings, search tools, market data, and AI-generated assistance available through this platform are provided without regard to race, color, religion, sex, disability, familial status, or national origin.
1. Purpose and Legal Framework
This Fair Housing Policy states how the Got Nest platform, operated by Alves Holdings LLC (the “Company”), complies with the federal Fair Housing Act (42 U.S.C. §3601 et seq., including the advertising provisions of §3604(c)), the regulations and advertising guidance of the U.S. Department of Housing and Urban Development (“HUD”), and the Texas Fair Housing Act (Texas Property Code, Title 15, Chapter 301), which is administered and enforced by the Texas Workforce Commission Civil Rights Division. Real estate brokerage services offered through the platform are provided by eXp Realty, LLC, a licensed Texas real estate broker, whose license holders are additionally bound by Article 10 of the National Association of REALTORS® Code of Ethics.
2. Protected Classes
Federal and Texas law prohibit discrimination in the sale, rental, advertising, and financing of housing on the basis of: ▪ Race or color ▪ Religion ▪ Sex ▪ Disability (physical or mental) ▪ Familial status (including households with children under 18 and pregnant women) ▪ National origin Where applicable local ordinances or federal agency interpretations extend protection to additional characteristics, the platform honors the broadest protection in force.
3. Platform Commitments
▪ Equal Display of Listings: Property listings sourced from the MLS data feed are displayed on equal terms to every user. The platform does not suppress, reorder, or highlight listings on the basis of any protected class of the viewer or of a neighborhood's demographic composition. ▪ Neutral Search and Filtering: Search filters are limited to objective property and transaction criteria — price, location, size, features, and status. The platform does not offer, and will not honor requests to apply, filters that operate as proxies for protected classes. ▪ AI Guardrails: Consistent with Section 2 of the Got Nest AI Safety & Acceptable Use Policy, the platform's AI assistant (“Jay”) must not be used to filter, sort, segment, or prioritize housing opportunities based on protected classes, to generate demographic or crime-based steering
profiles, or to draft advertising or narratives containing exclusionary phrasing. Prompts seeking such output are refused. ▪ Advertising: All advertising created by or for the platform is prepared to comply with 42 U.S.C. §3604(c) and HUD advertising guidance, including use of the Equal Housing Opportunity logotype, statement, or slogan.
4. Reporting a Concern

5. Accountability
Violations of this policy by users or by participating agents may result in suspension or termination of platform access, and — for licensed professionals — reporting to the appropriate licensing and enforcement authorities, as provided in Section 5 of the AI Safety & Acceptable Use Policy.
