1. Source of Listing Data
Property listings displayed on the Got Nest platform are provided in part through the Internet Data Exchange (IDX) and Virtual Office Website (VOW) programs of the Houston Association of REALTORS® / Houston Realtors Information Service, Inc. (HRIS). Access to this data is provided through eXp Realty, LLC, a participant of the HRIS Multiple Listing Service, under a data license agreement. Listing data is aggregated and delivered via a RESO-compliant Web API feed.
2. Required Data Display Disclaimer
Consistent with National Association of REALTORS® (NAR) Policy Statement 7.58 (Internet Data Exchange) and Section 9 of the HRIS data license agreement, the following disclaimer accompanies MLS listing data displayed on the platform:
IDX information is provided exclusively for consumers' personal, non-commercial use, that it may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing, and that the data is deemed reliable but is not guaranteed accurate by the MLS. Data provided by HAR.com © Copyright 2026. All information provided should be independently verified.
The copyright year shown in the disclaimer reflects the current year at the time of display.
3. Listing Broker Attribution
Where required by MLS rules, each property display identifies the name of the listing broker responsible for that listing (for example, “Listing Courtesy of” followed by the brokerage name), rendered at a size no smaller than the standard property-detail text and not concealed within drop- down or secondary elements.
4. Data Use Restrictions
MLS data displayed on the platform is subject to the following restrictions, consistent with NAR IDX policy and the HRIS data license agreement: ▪ The data is provided exclusively for consumers' personal, non-commercial use, solely to identify prospective properties they may be interested in purchasing. ▪ The data may not be reproduced, redistributed, scraped, bulk-extracted, or re-broadcast for any other purpose. Consistent with the platform's End User License Agreement, property details and display matrices derived from HAR or the MLS feed may not be screenshotted, reformatted, or re-broadcast for external marketing.
▪ The platform takes reasonable technical measures to safeguard the MLS data against unauthorized access and use, consistent with the platform operator's obligations under the HRIS data license agreement.
5. Accuracy and Verification
Listing data is deemed reliable but is not guaranteed accurate by the MLS or by Got Nest. Property information, including availability, price, and features, may be incomplete, out of date, or inaccurate, and should be independently verified. Listing data is updated on a recurring basis within the intervals required by applicable MLS rules; it is not a real-time reflection of every change to a listing's status.
6. Refresh and Availability
MLS data is refreshed at intervals no less frequent than those required by applicable MLS rules and NAR policy (which, for VOW data, requires updating at least once every three days). Temporary interruptions to data availability may occur during maintenance or feed synchronization and do not constitute a defect in the platform.
