Getting started

What is Got Nest?

Got Nest brings home search, an AI assistant named Jay, affordability tools and access to licensed real estate professionals into one place. Alves Holdings LLC operates the technology platform. Brokerage services are provided through eXp Realty, LLC, Texas License #603392.

Get to know Got Nest

Who founded Got Nest, and who is behind it?

Got Nest was founded by Jose Alves, a Texas REALTOR® (TREC License #672341) sponsored by eXp Realty, LLC, and the Managing Member of Alves Holdings LLC. He coordinates the real estate services offered by the Got Nest Team at eXp Realty, LLC.

Meet Jose

What areas does Got Nest cover?

Our home search focuses on Greater Houston and surrounding communities. Explore the city directory to see the markets with homes currently available on Got Nest.

Explore our markets

How is Got Nest different from the big home search sites?

Got Nest brings Jay, the map and access to licensed real estate professionals into one experience. Property descriptions can be generated from the home’s photographs, while the signed-in calculator and comparisons use your saved financing assumptions to help you understand the homes you are considering.

What does Got Nest cost me as a buyer?

There is no subscription or membership fee to search, use Jay, run the calculator or compare homes. Brokerage representation and any agent compensation are separate and are explained in your written agreement with the brokerage.

How does Got Nest make money?

The business includes brokerage referral arrangements when a buyer introduced through Got Nest closes a transaction. Referral terms are between brokerages; they are separate from your free access to the platform and from your own representation agreement.

What do I get by creating an account?

An account gives you saved favorites, saved financing inputs, home comparisons and access to agent contact. Your guest conversation with Jay is kept for 7 days and moves into your account when you sign up or log in.

Create your buyer account

How do I get started?

Choose “Ask Jay anything” on the homepage and describe the home you are looking for, or begin with a city, neighborhood or ZIP code. Jay opens on the map so you can explore matching homes and refine what matters to you.

Searching with Jay

Who is Jay?

Jay is Got Nest’s AI real estate assistant. Jay helps you explore properties and neighborhoods, understand available information and organize your home search. Jay is not a person or a licensed agent; representation and transaction advice come from a licensed real estate professional.

Can I use Jay before I create an account?

Yes. You can type questions and explore homes with Jay as a guest. Jay keeps your guest conversation for 7 days, so it is still there when you come back in the same browser, and it moves into your account when you sign up or log in. Saving homes, financial tools, comparisons and agent contact require an account.

How do the chat and the map work together?

Jay’s search results appear on the map as well as in the conversation. Open a home to see its details, then continue exploring with the property and its location in view.

Can I ask Jay about a specific house?

Yes. Open a home and ask Jay in the “Ask Jay about this home” box on the page, or tap one of the suggested questions. Jay answers with that property as context and can explain the available listing information and explore related homes.

What happens if nothing matches what I asked for?

Jay lets you know when a search finds no matching homes. You can adjust your location, budget or other priorities and ask Jay to search again. The map reflects the results of the latest completed search.

How do I know which homes Jay is actually recommending?

Homes Jay is actively recommending get their own pin treatment, visually distinct from homes that merely match your filters, and they stay on the map until you start a genuinely new search.

Does Jay remember what I told it?

With an account, your conversations and saved preferences help you continue your search across visits. A guest conversation is kept for 7 days in the same browser and moves into your account when you sign up or log in.

Will Jay pressure me to talk to an agent?

No. As Jay learns enough about what you are looking for it will suggest a licensed agent at a natural point, and you can ignore it. Jay never stops answering your property questions because you declined.

Can Jay decide for me or tell me what to offer?

Jay helps organize information and explain the tools. Decisions such as what to offer, which terms to negotiate and whether a home fits your needs belong to you, with guidance from your licensed REALTOR® and other qualified professionals.

Monthly costs and comparisons

What does the monthly payment estimate include?

The monthly estimate is the Home Calculator, part of a free account. It uses your saved financing inputs, property tax at 2.25% of the list price a year, the listing's HOA dues and estimated home insurance. Utilities appear as a separate estimate and are excluded from monthly debt.

Where do the tax, insurance and HOA figures come from?

These property costs are retrieved or estimated automatically for the home. They are shown separately from the financing inputs you enter. An unavailable figure is not a zero; verify taxes, HOA obligations and insurance with the relevant authority or provider.

What do I enter in the calculator?

Enter your loan-to-value or down payment, annual interest rate and loan term. Loan-to-value and down payment are linked, so changing one updates the other. Calculate to save the assumptions and request estimates for the home.

Why do I fill in the calculator before comparing homes?

The comparison uses the same saved financing assumptions across your selected homes. Keeping those inputs consistent makes the differences in estimated costs easier to understand. Finish your current comparison before changing its financing inputs.

How many homes can I compare at once?

You can compare up to three homes. Add or remove homes in the comparison tracker, then review their features, available price opinions and estimated costs side by side.

Can I save or share a comparison?

Yes. Comparisons can be saved to your account and exported as a shareable PDF. The figures reflect the information and financing assumptions used for that comparison.

What about utilities, mortgage insurance and other costs?

The Home Calculator shows a separate utilities estimate when one is available. Do not assume the displayed total includes every expense: confirm mortgage insurance, special assessments, district taxes, maintenance and other property-specific costs with your lender, agent and relevant providers.

Is the monthly figure a loan quote or pre-approval?

No. It is a planning estimate, not a loan offer, guaranteed rate or pre-approval. Actual costs depend on your approved loan, locked rate, insurance, taxes and other circumstances. A licensed lender and other qualified professionals can confirm the figures that apply to you.

Does Got Nest arrange my mortgage?

Got Nest is not a mortgage lender or loan broker. Your REALTOR® can help you understand the next steps, and you choose the lender you want to work with.

Can Got Nest help me understand a home’s asking price?

A home comparison can include a price opinion based on comparable-sales information when it is available. It is a reference for your conversation with an agent, not a formal appraisal or a guarantee of market value. Some homes may have no available opinion.

How is that fair-value opinion calculated?

It takes three recently sold comparable properties, adjusts each one for how it differs from the subject home in size and age, separates out the value of the land using public county appraisal records, and weights the three adjusted results into a single figure. That figure is then set against the asking price.

Why do some listings show no value opinion at all?

An opinion is not shown when there is insufficient usable comparable-sales information or required property inputs are missing. The estimate should not fill those gaps with a guessed value. If a comparison reports an unavailable price opinion, ask your agent for guidance.

Working with a REALTOR®

Can I work with a real, licensed agent?

Yes. The Got Nest Team’s brokerage services are provided through eXp Realty, LLC, Texas License #603392. A partner referral may connect you with an agent at another brokerage. Your agent will explain who represents you and which brokerage provides that representation.

Contact the Got Nest Team

How do I connect with an agent?

Create an account and use the agent contact action on a home, or contact the Got Nest Team directly. You can keep browsing and using the search tools while deciding whether you want representation.

Does the agent start from scratch when we talk?

Your agent can use the available context saved in your account, including your preferences, saved homes and financing inputs, to understand your search. A guest conversation with Jay moves into your account when you sign up or log in within 7 days.

What does using an agent cost me?

Access to the platform is free. Representation, services and compensation are covered by a separate written agreement with the agent’s brokerage. Ask the agent to explain those terms before you sign; free platform access does not mean every transaction service is free.

What is the Information About Brokerage Services notice?

The TREC Information About Brokerage Services notice explains brokerage relationships and identifies the broker and supervising professionals. It is a disclosure, not a representation contract. Your agent can explain how it differs from an agreement to represent you.

How do I arrange a showing, and what do I sign first?

Contact the agent about the home you want to see. They will confirm availability, arrange the showing and explain any representation agreement or other documents needed before the visit.

Can I change agents?

Yes. Ask, and the team reassigns you. If you had already signed anything naming the previous agent, a fresh copy naming the new one is issued before the reassignment completes.

What if I already have an agent?

You are welcome to use Got Nest’s search and comparison tools. Tell us during registration if you already have a representation agreement, and discuss your home search and any new representation with your current agent.

Where can I read reviews from past clients?

You can find verified client feedback about Jose Alves on HAR.com through our About page. Those reviews concern Jose’s real estate services; they are separate from reviews of the Got Nest technology platform.

Listing data and your privacy

Where do the listings come from?

Got Nest uses a licensed MLS data feed from the Houston Association of REALTORS® and public sources. Listings identify the listing brokerage; the brokerage advertising a property may differ from the one representing you.

How current is the listing data?

Listings are refreshed regularly rather than live to the second. A price, status or photograph can change at the source before that change appears here. Confirm current availability and details with your agent before acting.

Why might a home I saw elsewhere not appear here?

Coverage, publication rules, status changes and different refresh times can affect which homes appear. Some homes are marketed outside the MLS. Send the address or listing information to your agent so they can investigate.

Does a sold listing show the final sale price?

Do not treat a displayed list price as the final sale price. A home’s status can change, and historical listing information is not confirmation of what a buyer paid. Ask your agent for current information and appropriate comparable-sales guidance.

Why is the price here different from another site?

Different sites refresh at different times from different copies of the feed. When prices disagree, ask your agent to confirm the current MLS record before relying on a displayed price.

Is the listing information guaranteed accurate?

All information provided should be independently verified. Confirm square footage, property taxes, school assignments, HOA obligations, flood information and other details with the relevant authority or professional.

Are the property descriptions written by AI?

Some property descriptions are generated with AI using the home’s photographs and available information. These descriptions can help you explore a listing, but they may contain errors and do not replace an inspection or independent verification of the property’s features.

What information does Got Nest collect about me?

Your use of the service can involve contact details, account information, saved homes, financing inputs and conversations. Our Privacy Policy explains the information we collect, how it is used, sharing and retention, and how to contact us about your rights.

Read the Privacy Policy

How are my conversations and AI interactions handled?

Review the Privacy Policy for how conversation information is processed and shared, and the AI Safety & Acceptable Use Policy for using AI features. Avoid sharing information that is unnecessary for your home search. Contact us if you need clarification about a particular use of your data.

Review privacy information

Can I manage or download my account data?

In your profile, open Privacy choices to request a JSON data export, review supported inferred information or change account personalization. Available sections, exclusions and incomplete data are identified before download. Account deletion and other requests are explained in our privacy information.

Explore Privacy Choices

Can I choose whether to allow analytics cookies?

Yes. Optional analytics and workspace preferences are off until you choose them. Use Cookie settings to accept, reject or change optional categories. Necessary storage still supports features you request, such as sign-in and saved homes. See our policies for details about data use and sharing.

02 / For sellers

A real team for your next move.

Seller questions about the Got Nest Team at eXp Realty, LLC.

Selling with the team

Can I sell my home with Got Nest?

Yes. The Got Nest Team at eXp Realty, LLC works with sellers in the Houston area. You work with a licensed REALTOR® on your listing; the tools on this website currently focus on the buyer’s home search.

Are there seller tools in the app?

This buyer website does not offer a seller dashboard. Contact the team directly to discuss listing your home, marketing and communication throughout the sale.

Who would represent me when I sell?

A licensed Texas REALTOR® with the Got Nest Team at eXp Realty, LLC, Texas License #603392. Your agent will explain the brokerage relationship, disclosures and listing agreement before you proceed.

Does Got Nest buy my home directly or make an instant offer?

No. The Got Nest Team at eXp Realty, LLC provides brokerage services to help you sell to a buyer on the market. The platform is not an instant-offer home-buying service.

What areas do you list in?

The team serves the Houston metropolitan area. Share your property’s location so the team can confirm whether it can help or whether another local professional would be a better fit.

Pricing and preparing your home

How do you help me decide on a listing price?

Your agent reviews comparable sales, your home’s condition and features, and current competition to discuss a pricing strategy. An opinion of value helps guide a decision; it is not a formal appraisal or a guaranteed sale price.

What does it cost to sell with the team?

Ask the team for the proposed services and compensation terms for your property. These are set out in your listing agreement. Discuss them before you sign, along with the other costs that may apply to your sale.

Where will my listing appear?

On the Houston MLS, which syndicates it to the major national portals, and on Got Nest itself. Listings belonging to Got Nest Team members stay published on this site through their status changes, including after they go under contract.

How will my home be marketed?

Your agent will discuss a marketing plan for your home and explain the services included in the listing agreement. Ask about photography, listing distribution, showings and any additional promotion so you know what is included.

Can Got Nest’s own buyers see my home?

Yes. Every buyer on the platform searches the same MLS data, so your listing reaches them alongside every other active home, and Got Nest buyers who match your home can be surfaced to it.

What happens if a Got Nest buyer wants my house?

Both sides are told and the representation is set out in writing before anything proceeds. Texas law defines exactly how a broker may act when the same brokerage is on both sides, and your agent will walk you through which arrangement applies and what you are agreeing to.

How long will it take to sell?

Timing depends on price, condition, location, buyer demand and the market at the time. Your agent can review comparable homes and current competition with you. There is no guaranteed sale date.

Should I make repairs or stage before listing?

Discuss your home’s condition, likely buyers and budget with your agent before committing to improvements. They can help you prioritize work for your listing strategy; spending more does not guarantee a higher return.

Do you handle leasing or rentals?

The brokerage handles lease transactions. Renter features on the platform are planned for a later release alongside sellers.

What documents will I need to sign?

Your agent will walk you through the listing agreement and applicable disclosure documents, explain what each covers and answer your questions before you sign. The documents depend on your property and transaction.

Will my sold price be published on Got Nest?

A public listing may include status and price-history information supplied by the data feed. A displayed list price is not necessarily the final sale price. Ask your agent which information is available for your listing and how to interpret it.

How do I start a conversation about selling?

Contact Jose Alves with your property’s address and what you are hoping to do next. The team can discuss your situation, timing and next steps.

03 / For partner agents

Build relationships with homebuyers.

Learn about referrals, your brokerage and getting in touch.

The partner relationship

What is a Got Nest Partner Agent?

A licensed Texas agent who receives buyer leads generated by the Got Nest platform and services them through the Got Nest agent app. You keep your own brokerage and your own license; eXp Realty refers the lead to your brokerage.

Do I have to leave my brokerage and join eXp?

No. You stay where you are. The arrangement is a broker-to-broker referral between eXp Realty, LLC and your sponsoring broker, so nothing about your sponsorship, your splits or your own book changes.

What does it cost to join?

Nothing up front. There is no subscription, no lead-purchase fee and no monthly platform charge. Got Nest is paid only when a referred deal closes.

What are the costs and referral fees?

Request the current partner terms from the team and review them with your sponsoring broker. The signed referral agreement governs applicable fees, payment triggers and the transactions it covers. Confirm renewal and subsequent-purchase terms rather than assuming they are included.

When is the fee owed?

At closing, out of the commission your brokerage earns on that transaction. If nothing closes, nothing is owed.

What agreement do I sign?

One Texas REALTORS® referral agreement between brokers, form TXR-2405, signed once during onboarding. It is an umbrella agreement covering every buyer you receive through the platform, not a fresh contract per lead; individual referred clients are listed on an exhibit to it.

How long does the referral run on each lead?

One hundred and eighty days per referred client, recorded on the exhibit to the agreement.

Is the referral exclusive?

No. The agreement is non-exclusive and revocable. Got Nest may withdraw a lead at any time before a binding purchase contract is executed, with no financial obligation on either side.

Who supervises the transaction?

Your own sponsoring broker supervises your real estate practice and transaction file. eXp Realty, LLC acts as the referring broker in the partner arrangement.

Getting started as a partner

How do you verify that I am licensed?

Your licence is checked against TREC’s own records during registration. It must be active and valid, and your sponsoring broker’s name and licence number are pulled from that record and used to complete the referral agreement automatically.

What information should I have ready?

Your sponsoring broker’s address and phone, which are not in the TREC record, plus your own mobile and email. Everything printed on your signed referral agreement — your name, license number and sponsor details — is locked in your profile afterwards, because changing it would require a new signature rather than an edit.

What if my licence number is already registered?

Registration stops and routes you to support. A licence can only be attached to one Partner Agent account, and a duplicate is treated differently from an invalid licence.

How long does onboarding take?

Timing depends on verification, complete profile information and the required broker agreement. Contact the team for the steps and current expectations; submitting an inquiry does not guarantee approval or a particular start date.

What kind of buyers might I work with?

Buyers who have already registered, signed the required disclosure and been talking to the AI assistant about specific homes. By the time a lead reaches you it carries a stated budget, a search area and a history of what they have looked at.

How do I know when a lead is worth calling right now?

Each lead shows whether the person is active on the platform this minute, was active earlier today, or has been quiet for a day or more. Presence is shown in those three tiers rather than a bare online light, because the right approach differs for each.

What do I actually see about a lead?

The full picture the platform has built — what they have searched, the homes they saved and compared, the financing numbers they entered, and an AI-assembled read on what is driving their decision.

Is there AI help with replies?

Yes. A co-pilot drafts contextually accurate replies for you. Nothing is sent without your explicit choice — the drafts and the insights are inputs to your judgement, never actions taken on your behalf.

Does the AI talk to my client behind my back?

No. Once a conversation is handed to you, the handoff is visible to the buyer and you are the attendant. The assistant does not quietly resume the relationship.

How do I move a lead through the pipeline?

You set its status as it progresses. Marking a lead as pending requires you to select the specific listing by its MLS number — a vague “in negotiation” state is not accepted, because it would make the pipeline count meaningless.

How is a closing credited to me?

The platform verifies it against the MLS record: the listing must show as closed, and your own TREC licence number must appear in that listing’s buyer-side representation fields. Your word alone does not credit a metric that affects compensation.

What happens if a lead is reassigned away from me?

If you had already shown properties to that buyer, the platform automatically logs which ones, protecting your procuring-cause claim if they later buy one of them. If a representation agreement was in place, a termination has to be handled before the reassignment completes.

Can I stop receiving leads?

Yes. The referral agreement is revocable, and you can opt out of receiving new leads without affecting the ones you are already working.

Where do existing agents sign in?

Use Got Nest Pro to sign in to the agent workspace. It is organized around your conversations and relevant leads, with unread and new-lead filters and access to each lead’s details. For help with your account, contact the team.

How do I apply to become a partner?
